How long does the entire process take from contact to cash at closing?
From first contact to cash at closing: typically 10–21 days. The fastest we have ever closed is 5 days. The limiting factor is almost always title work (which typically takes 5–7 business days in Franklin County) rather than our process.
What happens if title issues are found?
Title issues — such as old liens, unpaid judgments, or estate-related encumbrances — come up occasionally. We work with experienced title companies who handle these situations regularly. Most title issues can be resolved before closing, sometimes with a small adjustment to the settlement statement. We discuss any title findings with you transparently.
Can I back out after signing the purchase agreement?
Our purchase agreement includes a review period for the ORC 5301.95 disclosure, as required by Ohio law. Prior to closing, if your circumstances change significantly, we handle these situations case by case. We NEVER want a seller to feel trapped in a transaction that is no longer right for them — and we are ready and willing to have an honest conversation if your situation changes.
Do I need a lawyer or real estate agent to sell to ANV Capital?
No. The transaction is handled through a licensed title company, which provides neutral third-party oversight of the closing. You are welcome to have an attorney review the purchase agreement before signing — we encourage it. There is no requirement to involve a real estate agent and doing so would not change our offer or process.
